Q. What is a Land Lease Community?

Karalta Court is a land lease community where you own the home but lease the land on which the home sits from the park operator. You pay site fees (rent) for the right to occupy the site. Since you own your own home, you can live with privacy, independence and control.

What’s more, once you have bought the home you have access to Karalta Court facilities including swimming pool, laundry and well maintained gardens.

Q.What are the benefits of a Land Lease Community?

Moving into Karalta Court can allow you to downsize from your family home, freeing up finances to enjoy your lifestyle, peace of mind in a minimal upkeep home and be surrounded by like minded neighbours.

Separating the land and home ownership enables us to sell homes in Karalta Court for much less than you would spend if the land component is included.

Rent Assistance
You may be eligble for Rent Assistance. As a Karalta Court resident and providing you receive a pension from Centrelink or Veteran Affairs, you may be eligible for valuable rent assistance. Q. Can I be asked to move off my site at any time during my tenancy?

As long as you respect the terms of the Residential Site Agreement, you can not be asked to leave. Although you do not own the land, you have ‘exclusive use’ of the land and you are protected through the Residential Site Agreement.

Q. Can I resell my Karalta Court home & is my investment secure?

You are free to resell your home just like any other home at any time. Karalta Court is a well located complex. The homes have unique cost savings available. Q. What are weekly site fees?

Karalta Court sites fees start from $195 per week*. Site fees are paid by direct debit fortnightly in advance.

Karalta Court is approved, operated and administered under NSW Govt Legislation. Ask us about how your rights are protected by the Residential Parks Act 1998 no 142.

Q. What are the ongoing costs?

Residents are required to pay for their own Electricity and Gas which you can set up with a supplier of your choice. Telephone and Internet costs are also your responsibility. NBN connections are available.

Site fees cover:-
– All local government rates, water and taxes
– Household rubbish removal
– Up-keep of community roads, signage and street lighting
– Maintenance of underground reticulation
– All common areas and facilities maintenance
– Provision and maintenance of your own, secure mail box

 

Q. What is Karalta Court like?

Whilst Karalta Court is a community of individuals, the residents do tend to have a lot in common.
The vast majority are healthy and active, physically and mentally.
These are the warm, friendly singles and couples who will be your neighbours and may very well become your friends.
Like you, they want privacy but to be a part of an invigorating community of like-minded people.
They need to feel safe and secure.
You can enjoy peaceful privacy in a community atmosphere at Karalta Court Erina.

Q. Can I have pets?

Karalta Court does not allow pets.

Q. Where do I park?

Most sites are allocated one car space, visitors must use the visitors parking area to park their vehicles while they are on the residential park.
